Major — whole floor or basement, multi-room. Full reconstruction scope for hardwood, subfloor, and finish work. $10,000 – $25,000
Severe — sewage, Category 3 water, or storm surge. PPE, biohazard disposal, and extensive demolition. $15,000 – $40,000+

What Affects Cost

Eight Factors That Determine Your Final Cost

Two homes with seemingly identical damage often pay very different amounts. Here’s why.

Insurance Vs. Out-Of-Pocket

Insurance Vs. Out-Of-Pocket

Insurance Covered

For sudden, accidental water damage from covered causes — a burst pipe, appliance failure, storm damage — most homeowners pay only their deductible, typically $500–$2,500.

Out Of Pocket

For uncovered events — gradual leaks, maintenance issues, or claims under your deductible — we offer flexible options to keep restoration affordable.

How Our Pricing Works

Transparent, Documented, Insurance-Standard

We price every job using Xactimate, the same software major U.S. insurance carriers use for claim valuation. Line items are standardized — drying day rates, demolition unit pricing, drywall replacement square-foot rates — and adjusted for your regional ZIP code.

That means you’re not getting a guess. You’re getting the same numbers your insurance company uses to validate claims. Supplements for hidden damage discovered during demolition are submitted to your insurer with full documentation. Our written estimate covers scope of work, materials, daily equipment rates, drying schedule, demolition extent, and reconstruction details — no work begins until you’ve reviewed and authorized it.

Free Inspection — No Obligation

We come to your property, assess the damage, and give you a written estimate at no cost. If you choose not to proceed, you owe nothing — not even for the inspection.
